I have been saying it for the past few months, it is picking up and picking up fast! My listings are getting offers, multiple offers, I am in contract on many homes right now. Buyers are tired of waiting (they have been waiting for over a year and 1/2) and are buying. In Jan 2007 I saw a huge increase in buyer activity, tons of calls and emails from prospective buyers inquiring about listings. I told my worried sellers that the market is not going to be bouncing back any time soon but the increase buyer traffic will help a lot to offset the price drops and market slowdown, and that is exactly what has happened.

I see some sellers finally realizing their overpriced home will not move and I also get some sellers who refuse to drop any more and wait it out, some did get lucky with the recent buyer activity, they held to their prices and they got pretty close. I have told my buyers that they better not wait too much longer and the prices we are seeing these days as asking prices, they are getting very close to asking because they have already dropped 10-15%. Some buyers are not listening and they learned the hard way by being out bid by others. You can't low ball any more. Overall I think both the buyers and sellers ready to make things work.

So sales are UP, prices are DOWN... that is A LOT better than sales down AND prices down... so it is a start... I predict it will slowly get better, this will be a great year and 2008 will be even better.

I know this article is talking about new homes, but I am seeing the same surge in existing/resale home sales.

County says no to Somers' request for more open-space funds
SOMERS - Westchester County's message to this town is not exactly "drop dead," but it's close.

To a request for more money to preserve more open space from development in Somers, County Executive Andrew Spano has told the town to start approving affordable housing units or forget about any more county cash.

"To date the town of Somers has not demonstrated any progress in following through on the commitment to add affordable housing in the town," reads a May 4 letter from Spano.
It's bad news for activists trying to keep a 29-acre peninsula on the crystal blue Amawalk Reservoir from being developed, but it's not unexpected news.

Somers school budget passes by 2-1 margin

The Somers school budget passed by nearly a 2-to-1 margin, and Board of Education incumbent Joanne Iannacchino will rejoin the board with first-time trustees Anthony Cirieco and Ifay Chang.Excluding votes from about 50 absentee ballots, the $71.9 million budget passed unofficially, 1,114 to 631, according to District Clerk Nancy Corrado.The 2007-08 fiscal plan will raise taxes 5.8 percent. Based on a home assessment of $60,000, the school tax bill would be $7,419."Obviously, we're delighted that the community came out and supported our schools once again with a very favorable margin of close to 2-to-1," said Superintendent Joanne Marien. "To us, it's an indication of the community's support and confidence in the school. We appreciate that, and we certainly don't take it lightly. We will continue to do our best to service our community well."

I-684 ramp construction causing delays on Route 100 in Somers

SOMERS - Rush-hour traffic has increased significantly today on Route 100, from Route 138 south to Route 35, due to the closure of an entrance ramp to Interstate 684 in Goldens Bridge.
The ramp, which carries drivers to the southbound lane of I-684 from Route 138 in Goldens Bridge, will be closed for the next several weeks due to a construction project.
Drivers are being encouraged to take Route 22 south to Route 35, where they can then pick up I-684 south and the southbound Saw Mill River Parkway.
But many drivers have decided to take Route 100 south through Somers. Consequently, the increased traffic is causing delays, state police said today.
Motorists looking to avoid slowdowns on Route 100 can access I-684 south via Route 116 in Purdys or Hardscrabble Road in Croton Falls, troopers advise.

Three boys from the Preserve will be playing a baseball tournament in Cooperstown NY for the 12 year old Somers Travel baseball team this summer.

It is a week long and they will be playing teams from all across the country.
